How the 0 to 100 score is built

Six weighted components, recomputed automatically every time something changes in the room. The score never implies loan approval; it measures how organized and documented the purchase is. Lending decisions belong to lenders.

Financing documentation

25 pts

A pre-approval letter or proof of funds uploaded to the vault. The heaviest weight, because it is the difference between browsing and buying.

Buyer profile

20 pts

Budget, timeline, areas, must-haves, property types, financing status. Complete it and every other module gets sharper.

Buyer agreement

15 pts

Tracked by status: none, sent, signed. OfferReady tracks it; your agent and brokerage paperwork stays your paperwork.

Decision criteria + comfort range

15 pts

Criteria confirmed together, an offer comfort range set, closing flexibility and inspection preference on record.

Offer candidate

15 pts

A buyer-selected candidate from the toured homes, with concerns and open questions documented for agent review.

Recent engagement

10 pts

Full points when the buyer was active in the last 3 days, decaying to zero at 14. Readiness is perishable.

Why it matters for the score

Engagement is 10 points of the readiness score: full credit inside 3 days of activity, fading to zero at 14. A buyer who stopped looking is not ready for an agent-led next step, no matter how complete the paperwork is, and the score says so honestly. Fresh recaps and new homes on the board are the two fastest ways to bring a room back to life.
